Affordable Housing Construction Update

Did you know that LTSC has built over 1,000 units of affordable housing throughout LA? And, with the number of projects in our pipeline, we’re on track to double that number in just a few years. Here’s a quick update on the 4 projects currently under construction:

Santa Monica Vermont Apartments

Santa Monica Vermont Apartments is 80% complete! This project, located at the Vermont/Santa Monica Metro station, includes 187 affordable units and community-serving commercial and social service space. Workers are busy with exterior stucco, installing kitchen cabinets and flooring in all the units. Applications are now open at www.smvapts.com, with a grand opening anticipated in May 2024.

The Umeya

Last April, LTSC broke ground on the affordable and permanent supportive housing project, The Umeya. Located at the site of the vacant former Umeya Rice Cake Company, The Umeya will bring 175 units of affordable housing to the neighborhood, with half of the units designated for formerly houseless individuals. The building will include ground floor space for wraparound supportive services, community use and commercial space, along with transit improvements and a community-driven mural. As of this month, the site has been cleared and the project is 10% complete, with our construction team working on the foundation and subterranean garage of the new 7-story building. We are expecting to welcome new residents in May of 2025.

700 Simmons Project

Last year, LTSC acquired an 11-unit multi-family apartment building in East LA in partnership with Fideicomiso Comunitario Tierra Libre (FCTL). LTSC is working with FCTL to make renovations and manage the property, with the eventual goal of turning over ownership to the current tenants–thus keeping the property in the hands of the community. This partnership is part of LA County’s pilot Community Land Trust (CLT) project, which LTSC helped to create. Rehabilitation of the first apartment building is now complete, with renovations commencing at the second building. Residents are excited to return home to plumbing and electrical upgrades along with improvements to kitchens and bathrooms.

823 Cleveland Apartments

LTSC is set to break ground on 823 Cleveland Apartments this week. This new, 100% affordable, shared housing pilot project is located in Los Angeles’ Chinatown. The five-story multifamily apartment building has a shared housing model featuring 9 suites of 5-6 bedrooms with private bathrooms and access to a shared kitchen and living area, totaling 53 units of housing. Notably, this 100% affordable project does not rely on public funds, making LTSC one of the pioneering organizations to adopt this innovative pilot model.
